This sale of a downtown rental condo was a bit tricky. First off, because the tenants were from a foreign country and didn’t want anyone viewing the property while they lived there. Second, because the same tenants had a clause that required the owners to provide a six-month notice to end the lease, and with a very much below-market rental rate they didn’t have any incentive to leave.
My approach was to work with the tenants and the sellers to create some incentives to get the tenants to begin a serious search for their next rental. At the same time, I began marketing this lovely home with a focus on its greatest features – a roomy 861 SF, two-bedroom layout, and its exceptional south view over Haultain Park from livingroom, both bedrooms, and the spacious balcony. To complement the professional photos of the condo, I also added photos of many great amenities within a one-block radius including restaurants, pubs, shopping, the District at Beltline tech hub, tennis courts and playground.
We were truly marketing a lifestyle and the efforts paid off – sold within a few weeks with a closing date that was subsequently moved-up when the tenants found a new home and left early.
Final result: happy people all around.
