This one is a beauty! The home and the deal.
Working with repeat clients who are very experienced real estate investors, I had spent the better part of 2023 helping them purchase multiple homes in the increasingly competitive Calgary market. Their investment strategy was to buy three homes, each priced in the affordable under $600,000 price range, to serve both as great inner-city investments and as toe-holds into the market for their three university-aged children. As a result, each home needed to meet the needs and desires of one of their children (as a potential first home to live in and to gradually purchase from their parents) as well as serve as an attractive and profitable rental property until the child was ready to take it on.
Having already secured two great properties, this was the third and final foray into the market. I had looked at many properties with my clients during this process and they knew that when we saw the perfect combination of quality and value we would need to pounce. This is exactly what we did. Within hours of being listed, we were onsite for a showing. In person, this home was even more impressive than the listing. The owners had completed professional, custom upgrades in every room including custom millwork and cabinetry, infrastructure upgrades like EV plug-ins in the attached double garage, hot water on demand, new high-end doors and windows throughout and even full acoustic insulation on the one shared wall of this stunning end unit townhouse. It was truly beautiful, functional and in a perfect location just a few blocks from the Glenmore Reservoir pathways. We immediately wrote a very strong offer to compete with five others who also wanted this home for their own. I used every ounce of my negotiating skill to craft a competitive and personalized offer to the sellers. I connected directly with the selling Realtor and provided additional information to ensure our offer stood out and to convince the sellers that our offer was the best even though we had two conditions to our purchase while other very similarly priced offers in hand were unconditional. I believe that building this rapport and trust between us and the sellers made the difference in nailing down their acceptance quickly despite the competition to buy. This quick acceptance actually turned out to be just in the nick of time, as we were later informed that another higher, unconditional offer came in just after the sellers had accepted ours.
Overall, I am thrilled for my clients. This home just looks better and better every time they step inside as they notice more of the exceptional quality upgrades right down to the gallery lighting, high-end plumbing fixtures and even the custom wooden air vents that seamlessly blend with the gorgeous hardwood floors.
